Getting the Facts to Concerned Tega Cay Residents
Getting the facts out – educating the residents about the project has generated excitement and positive support for an upcoming development called Windhaven in Tega Cay. Development Solutions Group has used a website and Facebook page to get the facts out. Furthermore, developer Kent Olson has presented the facts vocally in meetings, with the Tega Cay Town Council, and on camera with Carmen Millers ‘Talk of the Town Tega Cay’.
The DSG Team led by Kent Olson brings plans for a residential development to Tega Cay, and this has the residents asking lots of questions, which Olson and his team are prepared to answer. According the the ‘Talk of the Town’ article and video, Kent and DSG came to the area asking questions first, themselves. They worked with town leaders and officials to fine tune their plans so that their proposed quantity of homes and green space would work with Tega Cay’s plan for future development. This plan is aligned ‘spot on’ with the newly completed Comprehensive Plan for Tega Cay. An emphasis on walkability, mixed-use development and preservation of green space of the comprehensive plan are reflected in the Windhaven plans.
There is a letter of intent for a middle school on the development site. The Tega Cay community leaders welcome this opportunity, which will attract young families into the community. Growth creates business and revenue opportunities that, in turn, enrich the lives of residents by offering services and job opportunities.
What Type of Residential Development?
There will be a mix of residential types, in the form of a high density neighborhood surrounded by open space. The quantity of homes is proposed to be 400 or less, with no apartments, and high quality two garage town homes. This array offers homes for millennials to empty nesters. “A two car town home has a larger footprint with master bedroom on the first floor which is appealing for empty nesters,” says Kent Olson.
“Don’t believe what is on social media – come to the source” says a Tega Cay council member. Olson’s decision to ask the Town of Tega Cay to incorporate the property into the town limits and allow them to create something aligned with the comprehensive plan was a much better approach than working with the county to accomplish something that could potentially be misaligned with the SMART growth principals Tega Cay encourages with its Comprehensive Plan.
The ‘Talk of the Town’ interviews included a Tega Cay Board member who voted against the project. Still, this individual was complimentary of Kent Olson’s presentation, stating that his concerns were about the traffic, location, and the timing of the project. Countering that comment, Kent Olson makes the point that any time you are encouraging walkability through a design of development, you’re actually reducing the carbon footprint and traffic around an area.
Designed To Adhere to Tega Cay’s Comprehensive Plan
The Windhaven plan has been designed to adhere to the Tega Cay Comprehensive Plan that was recently completed after many months of work from Tega Cay Planning Staff and with significant public input. The purpose of the Comprehensive Plan is to provide a template for the city to plan its future growth plans and needs.
