We say that DSG is where GREAT communities start —- often we are asked ‘What makes a GREAT community? We are continually researching this topic, and learning about new and traditional factors that promote healthy and happy communities.
Great neighborhoods full of happy people are the building blocks of great communities. At DSG, we foster social interaction among neighbors by being as transparent as possible with the existing neighbors in established locations where we plan and build new communities. Realizing that the key to introducing new plans to an area is to generate positive public engagement, we assure residents that we intend to enhance existing demographics, expanding the amenities and economics of the region.
Some of our basic principals for bringing new communities that blend with the existing region:
- Attention to the existing scale, architectural style and proportions of surrounding built environments for continuity of design
- Focus on multiple transportation and access points for ease of travel in and around the community (via walking, bicycling, public transit if applicable, and automobile)
- Fostering of social interaction for authentic sense of community among citizens and consideration to how the actual design will foster interaction among neighbors (layout of homes, parks and amenities, etc)
- Promotion of security and safety measures such as traffic calming, natural surroundings, walkability, safe places for children to play and access schools
- Respect for the local character and history of the area and retaining elements of ‘personality’ in the details of a built environment
At DSG, we know that aesthetics and safety are two key components that attract people to live in newly built communities. We also think about the long term sustainability of the built environment, with consideration of the development’s impact on the natural resources of the area. Due diligence is given to environmental and traffic studies.
We introduce ourselves through the practice of branding, doing our due diligence, and offering as much information as possible to the public about the communities we build. We know that communication is key when it comes to building relationships.
Distinctive Sense of Place
DSG introduces new neighborhoods can be based on a specific plans which sometimes need to tie in with larger community surroundings that have evolved organically over time. Surrounding areas where infill development occurs can vary — downtown, urban, suburban, exurban, town, small village. At DSG, our goal is to create valuable extensions to existing neighborhoods, with varying criteria depending on the needs and/or existing infrastructure.

DSG takes pride in creating communities with regard to the particular needs and preferences of the people who will live there. New communities can accommodate the needs of younger or older people, families, and/or all types of people, depending on the design. GREAT communities are built to serve the residents that will reside there – with consideration to special interests of individuals. When people with like interests and values live among one another, they interact more and enjoy life. Accessibility around their neighborhoods makes life easier. People feel free and healthy when they are able to get around easily, and when they have access to spaces where they can participate in recreational activities. Scaling and natural landscape are basic design elements for every DSG community, no matter which demographic group the community will benefit most.
A final and very important factor in building a ‘GREAT’ community is consideration of how that community will grow, function, and maintain its appearance over time. From selections of materials to planning for green spaces and landscape planting choices, a GREAT community will maintain the features that made it a desirable place to live decades before. In fact, the BEST communities get even better with time, as trees mature and residential buildings become lived-in homes.
